Construction Manager as Agent (CMa)
Trade Contracts are held by the Owner rather than the Construction Manager. The Owner is responsible for procuring all trade contracts for the construction phase, which the Construction Manager can coordinate.
Construction Manager at Risk (CMR)
The CM acts as a consultant to the Owner in the development and design phases and serves as the general contractor during the construction phase. The CM contracts directly with multiple subcontractors and is at risk for the delivery of the project schedule and budget.
