There's
no doubt about it, industrial rehab is a challenge. The necessity to maintain high levels of production while
changes are being made to a facility can create unusual problems.

amount of time.

Frito-Lay
- A Client Who Really Put Us to the Test
Frito-Lay,
Inc., a nationwide manufacturer of snack foods, decided to renovate its existing
95,000 square-foot plant, which was constructed in Wooster in 1948.
Bogner Construction Company negotiated the contract to rehabilitate and
expand this plant into a 151,000 square-foot facility which would include new
corporate offices and be over two hundred percent more productive.
The job entailed total upgrading of the building and all production equipment. Frito-Lay allotted only five months for the total project, with only one month of that time set aside for a total plant shutdown. In order to meet the latter deadline, some operations were carried on around the clock, seven days a week. At times, over two hundred workmen were employed on the project. Bogner Construction Company needed only twenty-three days to complete all shutdown-related operations.
An
Unusual Project
The project was unusual in that the rehabilitation was completed over and around the existing facility while the owner maintained his food processing operation. Part of this work entailed installing a sixteen thousand square-foot addition over the existing plant. Support steel erection and foundation installations were coordinated with the owner's production schedule. The existing roof was used as a working surface to install structural steel, metal siding, all mechanical items, and a new ceiling.

The
interior walls of the high addition were completed down to the existing
roofline. During the shutdown the existing roof, supporting steel, and all
associated mechanical items were removed. The
upper wall system was completed and joined to new masonry walls brought up from
the existing production floor. During
this time, sixteen thousand square feet of acid-proof flooring brick were
installed.
All
construction operations were continually monitored by USDA inspectors for
compliance standards. Bogner
Construction Company managed the project, serving as general contractor with
total project control. The entire
project was completed and turned over to the owner fourteen days ahead of
schedule.

The
Industrial Rehabilitation of Frito-Lay, Inc.
Bogner
accomplished the rehabilitation/expansion of this Frito-Lay plant in record
time. The project was completed
utilizing over 200 workmen who worked over top of and on all four sides of a
fully functioning snack foods plant. The
14 individual construction programs were turned over to the owner 14 days ahead
of a very tight five-month schedule.
Within
this time frame the owner had scheduled a total facilities shutdown of 30 days
to replace all of its food preparation equipment. Bogner completed this phase in 23 days which saved the owner
over $200,000.

Bogner constructed the original facility at the bottom of the photo for Diebold, Inc. and recently completed a major rehabilitation for its current owner, Crown Divisions of the Allen Group.
