Design-Build is a unique method of construction in which the contractor assumes total responsibility for the design, construction and satisfactory completion of a project.  In other methods, specifically Design-Bid-Build and Construction Management, responsibility is shared by the owner, the architect and the contractor.  Inefficiencies develop with valuable time and money being lost.  Design-Build is growing in popularity because it is fast, simple and efficient.  And, it offers an owner significant advantages in controlling both time and cost.

In Design-Build, the owner establishes the overall parameters for the project. By bid or by negotiation, he or she then chooses a contractor who will be responsible for both design and construction.  At this point, the contractor becomes the design-builder and the owner's single source supplier.

 The design-build team takes control of every phase of the project, accepting total responsibility for its successful completion.  It is this element of total control and responsibility that makes Design-Build attractive to owners.

Once the owner has chosen the design-builder, the design-builder hires an architect and/or consulting engineers. Working closely together, the design-build team develops the project within the guidelines established by the owner, completing preliminary and final construction documents and securing necessary permits and plan approvals.

Design-Build provides for cost and schedule control much earlier in the process than other methods of construction.  The close working relationship between design-build team members during the all-important pre-construction phase enhances everyone's efficiency.  Changes made during the design process can be carried out quickly and cost-effectively with the owner being comfortable that both design and constructability issues are resolved.  

The design-build team coordinates the bidding procedures, sharing all bids with the owner.  Once the owner approves final costs, construction can begin.  The design-builder and his subcontractors deliver a quality finished project within the established schedule and the Guaranteed Maximum Price (GMP).

Design-Build is growing in popularity because it offers significant advantages in terms of controlling time and cost.  With the architect a part of the design-build team, communications are improved, decisions are made faster and responsibility is fixed. Sometimes the work may proceed on a "fast track" basis with documents developed while the initial construction is underway. Construction costs for the project can be guaranteed because the design-build team has control and the incentive to keep costs in line.

The main office of the Wayne County National Bank (now a branch of National City) is a focal point on the square in downtown Wooster.   With the guidance of the Bogner design-build team, the bank site was upgraded functionally and aesthetically with minimal inconvenience to customers and staff.  Many construction tasks were completed during evening hours and weekends while the bank was closed.  This allowed the bank to maintain continuous operation throughout the ten-month renovation period.

The Western Reserve Group, a thriving insurance company, also maintains its home office in Wooster, Ohio.  When the owners needed additional space, they turned to Bogner as the design-builder.  The company is located in a high traffic commercial environment that borders on an older neighborhood of private homes.  Adding a second floor to the existing one floor facility enabled the owners to double their space without expanding their site.  The improved  appearance of the building enhanced the neighborhood.  Much of the construction was completed after working hours so the owners could minimize disruption and maintain continuous operation throughout the construction/renovation process.
